First you must select a place to live and select the builder. You can go on your own and look at the homes they are building and decide. But whatever you do, do not fill out or sign any paperwork. Print my business card and take it with you. Show them my business card and tell them that your broker will come with you if you decide to buy a home. Sometimes the builder will tell you that the broker does not have to come with you and sometimes they will wait until your broker accompanies you. But make sure that they get a copy of my business card. A contract will be filled out that the broker will received 3% commission for referring a client. I will filled out a disbursement (CDA) letter for the title company specifying that you will received 1/2 of my 3% commission to go toward closing cost, pre-paid items, points and/or a sales price reduction. You will received a copy the CDA as well as the title company. |
